Electrical "HOME INSURANCE" REQUIRED INSPECTION!
ELECTRICAL HOME INSPECTIONS -
by a qualified, licensed Journeyman Electrician/contractor - 38 years of experience!
The electrical Home Inspection Service costs:
Bungalow $ 220.00
2 storey $250.00
3 storey $ 270.00
add 12% taxes
Customers will get 30% CREDIT, from the inspection charges, if we
end up doing the electrical repairs or other work as required as per the inspection results.
PAYMENTS: After possession date resident home owners pre pay
approx. 50% on line before the inspection
(OR) BEFORE possession date the pre payment is 100% on line before inspection.
All payments
are made through 'Pay Pal'
IMPORTANT: Do not make any payments until we
have set, with you, an agreement and a date for the inspection or
for a rewiring estimate.
The inspection involves doing what other (non electricians) home inspectors don't do or are not qualified to do which is: Working with tools and special testers to remove and re install (as required to see the wiring) some light fixtures, some receptacles, some switches, the main electrical panel cover and juntion boxes etc. Home inspectors do not give out estimates either on the cost of doing electrical work or repairs. Obviously, the inspection will also include a visual check of the attic and basement and all other areas of the home.
A summary of the findings (a REPORT) and an estimated cost to do all electrical repairs or upgrades or rewiring may be given verbally on site and will be written out and submitted from 12 to 48 hours.
Relying totally on an electrical installation inspection report done by other than a qualified electrician may cost the home owners an unexpected $4,000.00 to well over $12,000.00 for a bangalow to upgrade the whole electrical installation wiring as required by their home insurance - the SURPRIZE notice comes in about 30 days after taking possession and usually it has to be completed in 30 to 90 days!

most of the home or wiring an addition or a garage
costs from $80 + taxes for a bungalow to $160.00 + taxes for a 2 storey.
50% will be credit back to the customer if we end up doing the work.

MORE ABOUT INSPECTIONS
This was not normally part of most work I do, but after witnessing and reading some MISLEADING home electrical inspections reports I decided to also include this as a service to my customers.
Many of my past customers have paid hundreds of dollars for a general home inspection and one of the most important components - the electrical installation - was not checked out properly at all and many times it was even MOSTLY MISLEADING!
The following is just ONE example of many: When all new receptacles may already be 3 prong and testing that they are grounded, (using that plug in checking device) some home inspectors will tell you that IT IS NOT KNOB & TUBE and the reasoning is that they test out to be grounded!
I can tell you confortably and answering to any debate from ANYONE with confidence that those nice DECORA SAME 3 PRONG RECEPTACLES testing to be grounded by some home inspectors can be completely the OPPOSITE - meaning UNGROUNDED AND ALL STILL WIRED WITH KNOB & TUBE and are A FEW HUNDERED TIMES MORE DANGEROUS than the 2 prong devices which were there to begin with - meaning the ORIGINAL ONES!
Sleasy unscrupolous home renovators can FOOL MOST home inspectors and the home owners and most everyone else including some elctricians!
