Selling your "older"
home?
Usually the existing electrical installation is not adequate to handle all of the modern appliances, electronics etc. which surely the new owners will have! The home will be used very different than the previous owners who may only had a radio and a toaster for miscellaneous appliances!

Buyers may notice it when viewing the home or they will have someone with them who will.
When a potential buyer applies for a mortgage and house insurance the electrical system has to be assessed "first" as to its condition, size of the existing MAIN ELECTRICAL SERVICE/PANEL (it has to be at least 100 amperes) and the old "knob & tube" may have to be replaced! Aluminum wiring may have to be replaced or have the devices upgraded etc. Ungrounded receptacles, old fused electrical panels are easily noticeable and will discourage many home buyers to make an offer. For any home buyer, having to upgrade the electrical installation is very well known to be an expensive type of work and it is very stressful to be having any type of renovations right after moving into a home.
The seller may already have done electrical upgrades throughout, however, it only takes a residential professional electrician about 3 minutes to notice if such wiring renovations or upgrades were done correctly and legally! Some home inspectors may notice some wiring inefficiencies, however, they usually miss out the most important ones and the mostly costly to repair or replace. Many home inspections "report" misleading information when it comes to the electrical installation. They are not qualified and are not allowed to open up electrical panels, junction boxes, receptacles or to remove and reinstall 2 or 3 light fixtures in order to check properly if there is existing "knob & tube" wiring or not!
The end result, of all of the above, is that the new home owner will be required by the home insurance or by the mortgage bank to upgrade the electrical system to present standards. Usually it has to be done within 30 to 90 days after taking possession. Having to upgrade most of the electrical installation in a home, including a main panel/service upgrade, will discourage a well informed buyer to make an offer or such offer may automatically be reduced by even $6,000.00 to over $12,000.00. This is where "we come in" - most approved and legal wiring upgrades may only cost half of that amount or even much less!
Most of the time, the sellers will sell the home quicker and have a much bigger profit, in many ways, if they do approved wiring upgrades before putting the home in the market. "Approved" starts out by hiring licensed qualified electricians to do the work and by having a copy of the "electrical permit" along with a letter from the electrical contractor describing all work completed "POSTED" right at the electrical panel area or elsewhere for prospective buyers or anyone else to see it clearly! In fact, ANY type of home renovation should be done legally and have documents to prove it when it is being sold! Last year the City proposed such a move!
It costs you much less to have electrical work done professionally. It is safe, done only ONCE and should last at least 100 years - and NOT 100 DAYS or less as we have noticed many times when it was done by handy/persons - provided the home is still standing, of course!

your electrical upgrades work. The only exception is if there has to be rewiring
done and it is hidden and we can't see inside the walls in order to do an
estimate. Some resolve this by QUOTING DOUBLE! In such cases, I prefer doing it
BY THE HOUR + MATERIALS.
There is no "middle man" or general home
renovators charging you 30% to over 80% MARK UP COSTS (doing so
even when they hire handymen to do electrical work). Therefore, there is no
confusion or misunderstanding about the scope our of work, the cost, scheduling,
payments, warranties, etc. We define EXACTLY what we are doing - never had a
(legitimate) CALL BACK or any COMPLAINT in 29 years of doing residential or
commercial electrical upgrades!

FINALLY
BEWARE of STEALTHY, SMOOTH,
FLY BY NIGHT, JOE SIX PACK HOME RENOVATORS. There are HUNDREDS around in
Winnipeg. They will even offer to do your electrical (and plumbing) work
themselves - meaning, they will likely not call an electrician, but in almost
all cases do it themselves!. I have seen that a few thousand times
in 40 years. Ask at least 3 people you know if they ever heard of such a
contractor and check out at least 2 jobs completed by such renovator!
Legitimate Residential ELECTRICIANS and plumbers are a good source to ask
information about such UNSCRUPULOUS home renovators ripping people off.
